BlueRock buys two office buildings in Eschborn

The Swiss BlueRock Group has acquired two of the three seven-storey office buildings of the "Mergenthaler Connect" in Eschborn near Frankfurt. The seller is the project developer Wöhr + Bauer from Munich, which had acquired the office complex with around 23,000 m² built in 1989 in 2018. The two properties now sold, Mergenthalerallee 42 and Frankfurter Straße 27, have a lettable area of 15,016 m², have been revitalised and are 90% let. The anchor tenant is Enterprise Holding. The third building, Mergenthalerallee 38-40, will remain in the portfolio of Wöhr + Bauer and will be refurbished under the name "Mergenthaler" until the end of 2022. BlueRock has commissioned the Völkel Company with the technical building management. MV Advisors and CBRE acted as advisors to the seller in the transaction. PWC and Ecovis Germany were active on the tax side, and Heussen Rechtsanwaltsgesellschaft and Gelbart Legal were active on the legal side.
